Frequently Asked Questions

Answers about disinfection and sanitary treatment of premises carried out by Kicuvi across London. This page covers pricing logic, methods, safety precautions and how a typical job is organised from first contact to final report.

How a Job is Organised, Step by Step

  1. You contact us by phone or the contact form and describe the premises and the problem (pests, mould, biohazard, general sanitising).
  2. We reply within 24 hours with an estimated price range and, if needed, arrange a site visit.
  3. A technician inspects the property, identifies the affected areas and confirms the treatment method and chemicals to be used.
  4. We agree a date and prepare the premises checklist with you (what needs to be covered, removed or vacated).
  5. The treatment is carried out, usually taking between one and four hours depending on the size of the property.
  6. We ventilate the space, do a visual check, and hand over care instructions for the following days.
  7. A written report is sent by email, and for some services a follow-up visit is scheduled within 2-4 weeks.

Sanitary treatment covers cleaning and disinfecting surfaces, fixtures and air-touched areas to reduce bacteria, viruses, mould spores and pest activity. Depending on the job this can mean fogging a room with a disinfectant solution, wiping down high-touch surfaces with an EN 14476-tested product, treating skirting boards and cavities against insects, or a combined package that addresses several issues in one visit. We agree the exact scope with you before starting, based on what the property is used for and what problem you are trying to solve.

General cleaning removes visible dirt and dust. Our work targets micro-organisms and pests you cannot see: bacteria on worktops, mould spores in damp corners, insects nesting in cavities. We use products and application methods chosen for their biocidal effect, not just for shine, and we follow a documented sequence: inspect, treat, ventilate, verify. Since 2016 our six-person team has completed 451 jobs across London, and some of these were combined with a standard clean where the client requested both services on the same visit.

We currently serve 7 districts across London, including the area around our Kensington Park Road office. Coverage depends on travel time and the volume of jobs already scheduled in a given week, so it is best to mention your postcode when you get in touch. If you are outside our usual radius we will still try to help or point out when we can next reach your area.

Our typical reply time is within 24 hours of receiving your message, whether by phone, email or the contact form. For urgent situations, such as a suspected pest infestation in a food business, mention this clearly in your message or call us directly, and we will try to fit an inspection in sooner. Response time can vary slightly outside business hours or over a weekend.

Yes. We give an initial price estimate over the phone or by email based on the description you provide (property size, type of problem, number of rooms). For larger properties or unclear cases, we recommend a short site visit so we can confirm the final price before any work begins. There is no obligation to book after receiving the estimate.

We select products according to the surface and the target organism or pest, favouring solutions with published safety data sheets and clear dilution instructions. All chemicals are stored, transported and applied following the manufacturer's guidance, and technicians wear the appropriate protective equipment during application. Once a treated area has been ventilated for the recommended period, it is safe to re-enter and use normally, and we tell you exactly how long that period is before we leave.

For most treatments we ask that the space be vacated during application and for a set ventilation period afterwards, usually between 30 minutes and 2 hours depending on the product. This is a precaution rather than a strict legal requirement in every case, but it gives the best result and avoids unnecessary exposure to fumes. We plan the schedule with you in advance so a room, office or flat can be treated during a quiet period, such as outside opening hours for a shop.

A single-room disinfection can take as little as 30-45 minutes. A full flat, office floor or small retail unit usually takes between one and three hours, including setup and ventilation checks. Larger commercial premises or jobs combining several services (for example mould treatment plus general disinfection) can take half a day. We give you a time estimate when confirming the booking so you can plan around it.

Some basic preparation helps the treatment work better and go faster. We usually ask that surfaces be cleared of loose items, food is stored away or covered, and pets are kept in a separate room or off-site if possible. For pest treatments, moving furniture away from skirting boards can be useful. We send a short checklist by email after booking so there are no surprises on the day.

Disinfection reduces the number of bacteria, viruses and other micro-organisms on a surface to a level considered safe for normal use. Sterilisation aims to eliminate all microbial life, which typically requires specialist equipment such as autoclaves and is mostly used in clinical or laboratory settings rather than in homes, offices or shops. For standard premises, disinfection combined with regular cleaning is the appropriate and proportionate approach, and it is what we recommend for most residential and commercial clients.

Yes, mould treatment is one of our seven services. We identify the source of moisture where possible, remove visible mould growth using appropriate fungicidal products, and treat the surrounding area to reduce spore counts. For persistent damp problems we may recommend a building professional address the underlying cause, such as poor ventilation or a leak, since treating mould without fixing the source only gives a temporary result.

Pest treatment is part of our service list, covering common problems such as cockroaches, bed bugs, ants and rodents in residential and commercial premises. Treatment usually involves an inspection to confirm the extent of the problem, targeted application of an appropriate product, and in many cases a follow-up visit two to three weeks later to check the treatment has worked. Bed bug cases in particular often need two visits because of the insect's life cycle.

Pricing depends on the size of the property, the type of treatment and how many rooms need attention. A single room typically starts from around £45-£60, while a full flat or small office is usually priced between £120 and £300. Larger commercial premises are quoted individually after a site visit. We always confirm the exact price before starting work, and there are no hidden charges added afterwards.

Around one in five of our clients return for a second job, often for seasonal maintenance or a follow-up treatment. We do not run blanket discount schemes, but for recurring contracts, such as monthly disinfection of a shop or office, we agree a fixed rate that reflects the regular nature of the work. Ask us about this when you book if you expect to need repeat visits.

It depends on the problem. General disinfection of a home or office after illness or before a move is usually a one-off job. Pest control, particularly for bed bugs or a persistent rodent problem, often needs a follow-up visit to break the life cycle or confirm the pests have not returned. We tell you at the time of inspection whether a single visit is expected to be sufficient or whether a second visit should be planned.

Yes, alongside residential jobs we regularly treat offices, retail units, small workshops and shared communal areas such as stairwells and lift lobbies. Commercial jobs are usually scheduled outside trading hours or over a weekend to avoid disrupting business, and we can arrange recurring contracts for premises that need regular attention, such as food-handling areas or busy customer-facing spaces.

A technician walks through the premises with you, looking at the areas of concern, checking for signs of pest activity, damp or contamination, and asking about the history of the problem. They will explain which treatment method is appropriate, what products will be used, roughly how long the job will take, and give you a firm price. This visit typically takes 15-30 minutes and can often be combined with the treatment itself if the job is straightforward.

Yes. After each job we send a short written report by email summarising what was treated, the products used, and any recommendations for follow-up or maintenance. This is useful if you need to show a landlord, letting agent or employer that sanitary treatment has taken place, or simply for your own records if you want to compare future jobs against this one.

Yes, end-of-tenancy sanitary treatment is a common request from landlords and letting agents. It usually covers kitchens, bathrooms, carpets and any areas flagged by the outgoing tenant or previous inspection. Booking this alongside a standard end-of-tenancy clean means the property is ready for the next occupant without a gap between the two jobs.

Some products used in fogging or spraying have a mild chemical smell immediately after application, which usually fades within an hour or two once the room has been ventilated. We open windows where possible and, if requested, can use products chosen for lower odour, though these sometimes come at a slightly higher cost. We will always tell you what to expect before we start.

We generally ask that pets be kept out of the treated area during application and during the ventilation period afterwards, in the same way we ask for people to leave the room. Once the recommended waiting time has passed and the space has been aired out, it is safe for pets to return. If you have fish tanks, birds or reptiles, please mention this in advance, as some of these are more sensitive to airborne products and may need extra precautions.

We can carry out sanitary treatment in these settings, usually scheduled outside operating hours, such as evenings, weekends or school holidays, to avoid any contact with children or vulnerable people during application. We discuss the specific requirements of each setting in advance, including which rooms need priority and any restrictions on product type requested by the management team.

This is a specialised and sensitive area of our work. We attend discreetly, use appropriate protective equipment, and follow a careful sequence of removal, cleaning and disinfection of affected surfaces and materials, in line with relevant health and safety guidance for biological hazards. We coordinate timing with the property owner, managing agent or family member involved, and can work outside normal hours when needed.

Payment is usually taken on completion of the job, once you have had a chance to see the work done. We accept card payment and bank transfer. For commercial contracts with recurring visits, we can arrange monthly invoicing instead of payment after each individual visit. Details are agreed and confirmed in writing before the first job starts.

This depends on the reason for the visit, but common focus areas include kitchens and bathrooms (bacteria, mould), skirting boards and cavities (pests), door handles, light switches and shared surfaces (viruses and general hygiene), and carpets or soft furnishings where allergens or bed bugs may be present. During the inspection, we agree with you which rooms or surfaces should be prioritised.

Yes, this is one of the more common combined requests, particularly before moving into a new home or after a period of illness. We agree the order of operations in advance: usually a general clean first to remove surface dirt, followed by disinfection so the products can act on a surface that is already clean rather than fighting through grime.

For routine jobs, booking three to five days ahead usually secures a convenient slot, though we can sometimes fit in sooner depending on the week. Urgent situations, such as an active pest problem in a food business, are treated as a priority and we try to schedule these within a day or two of first contact. Weekend and early-morning slots tend to fill up faster, so book those a little earlier if you have a preference.

If something was missed or a pest problem returns shortly after treatment, contact us and describe what you are seeing. We will review the job details and, where appropriate, arrange a follow-up visit to reassess the situation. Since some issues, particularly pest infestations, depend on factors beyond a single visit (such as neighbouring properties or building conditions), we are open about what a treatment can and cannot guarantee before we start.
